This is not a listing presentation. I do not do listing presentations. Those are nothing more than full blown sales pitches built on smoke, mirrors, and lies.

Being in the industry for 8 years as an investor and agent, I’ve had more than my fair share of bad experiences with agents.

My Proven Approach to Selling Real Estate

In my all my years in the real estate industry as an investor and an agent, I’ve learned that the most important process in the entire industry is knowing how to prepare real estate for sale.

It’s vital if you want to sell your home for the most amount of money possible.

If you don’t really care how much money you get for the sale of your home, then everything I say will mean nothing to you.

But if you are interested in increasing it’s value and maximizing your profits, then you will be very interested in the next several pages.

I’m not talking about mowing the yard and lighting candles throughout the house to make it smell good…

I’m talking about investing small amounts of money that make huge impacts to increase the value of your home, maximizing your profits, and getting crazy returns (like 10x) on your investment.

How do I know this?

It’s what I’ve spent the last 8 years of my career perfecting.

When I first starting buying real estate, my goal was simple. Buy low, make repairs and improvements to the home to increase it’s value, and sell high.

Simple in theory, difficult in reality.

Over the years, I experienced every different type of property, in just about every type of condition you could imagine.

Some houses were in complete disarray, some barely needed anything at all, and everything in between.

I’ve spent my entire career learning how to answer the question:

How do I properly analyze and diagnose a house, so I know exactly which improvements I should make (and which ones I should avoid) to increase it’s value and maximize profits on the resale?

In those 8 years I cracked the code and mastered the answer to that question.

Every property is unique, and calls for a different set of improvements in order to increase it’s value and make more money.

Because of that, it took years of trial and error, money made and money lost, but in the end, I mastered how to Diagnosis real estate to properly create and implement unique blueprints to improve the property to increase it’s value and maximize profits.

As time went on, I continued to hone in on my craft, fine tuning my processes and organizing them into a duplicatable system that I know use for my clients; My Proven Approach to Selling Real Estate.

With each house, the process became more streamlined.

The money I would invest into each property to increase it’s value became less, but the value of my homes, and ultimately my profits, continued to increase.

How was that possible?

I mastered how to properly analyze and diagnose real estate which allowed me to discover which specific improvements to a home get the greatest return on investment, and which improvements don’t.

Simply put, I knew what would give me the greatest “bang for my buck.”

Effective & Efficient

Investing money into very specific improvements to prepare a home for resale is an absolute must if you want to get the most money for your home on the sale.

Unfortunately, many homeowners make the mistake of not preparing their home for resale by making the wrong improvements, or not making any improvements at all.

It’s the #1 mistake I see homeowners make all the time.

Why don’t more people make such improvements?

2 Reasons:

  • The homeowner doesn’t know how to properly diagnose exactly what needs to be done

  • Agents don’t know how to properly Diagnosis exactly what needs to be done and thus can’t properly advise homeowners

And if you don’t know how to properly diagnose, you can’t possibly know which improvements to make.

And if that’s the case, it’s a guessing game, and a costly one at that.

This is precisely why homeowners are hesitant to invest money into their home for resale.

Wouldn’t you feel confident investing in your home if you had a Custom Blueprint from a Proven Approach and even had the trusted team to help implement it?

Of course you would.

But without a Diagnosis, without a Custom Blueprint, and without a trusted team of people to implement that blueprint, what normally happens?

Nothing.

But it’s not your fault. You’re not a real estate professional right?

Then why has no agent ever done this for you in the past?

This information isn’t publicly known or taught anywhere. It’s 100% my proprietary Approach that I created through years of blood, sweat, tears, and sheer necessity in my investment business.

So while the industry is keeping the low information agent busy training them how to prospect, beg, and harass to get new clients, I was fine tuning my approach to help my clients maximize their profits.

The low info agent spends their days cold calling and door knocking, NOT figuring out how to most effectively and efficiently increase the value of your home and profits.

That is one of the fundamental flaws of our industry

Here’s Why:

Let’s pretend for a moment that real estate agents did know My Proven Approach and could implement it on your home to put an additional $30,000 in your pocket on the sale.

Let’s also pretend that your home could sell for $300,000 “as-is” before implementing my approach.

Would it make sense for agents to implement my approach, spend all the additional time and money associated with my approach, to net you an additional $30,000?

Let’s do the math:

    • Scenario 1:

      Agent lists your home and does nothing.

      Profits $9,000 on the $300,000 sale.

    • Scenario 2:

      Agent spends countless additional hours, resources, and money out of pocket implementing my Proven Approach to net you an additional $30,000.

      The agent makes $9,900 on the $330,000 sale of your home.

    In Scenario 2, that’s only an additional $900 for all the additional work they have to do, not even accounting for the additional money they had to spend out of pocket to implement my approach.

    Which means they probably wouldn’t make any additional income at all...

    To the 3,579+ agents in our area, this mathematical equation doesn’t make sense for them to do.

    But to me, it makes more sense than anything I’ve ever done.

    You’re probably wondering why I would put all the additional time, resources, effort, and money into implementing my approach when you’ve seen above how much little upside is in it for me financially.

    On the surface, it may not make much sense from a business perspective… But I’m not like most businessmen (Or Realtors).

    If there is one thing I have learned in my life in business, it’s the value of a client.

    So while implementing My Proven Approach is harder, takes more time and financial resources, it’s worth it every single time.

    Because my goal is to create clients for life.

    And the only way I can do that, is to implement my approach, because I know what that extra effort and extra profit means to my clients.

    And in return, they are my biggest evangelists spreading the results of my approach to everyone they know.

    To me, the value of a lifetime client is priceless, and is the reason I spend all the additional time, money, and resources it takes to implement My Proven Approach with every client.
